Elf or Hobbit?

Can't tell whether this guy is an elf or a hobbit. Either way, I think I could live here.... I'd have to add the Ultimate Game Room, however.

Has to be a hobbit - with elf dna and blood running through his veins. Wouldn't it be nice if money was no object - and also your little rug-rats would happily run around your forest tree-house without a T.V. or audio-visual entertainment of any kind anywhere to be found throughout the house? We are kind of running counter to the nature of nature here, aren't we?!?
